Job Summary: A Senior Leasing Coordinator is responsible for overseeing and managing the leasing and occupancy of retail spaces within a shopping center, mall, or commercial property. They work closely with property owners, retailers, and management teams to maximize occupancy rates and rental income.
Key Responsibilities:
Identify potential retail tenants, including both new businesses and existing retailers seeking expansion.
Cultivate relationships with current and prospective tenants, addressing their leasing needs and concerns.
Negotiate lease agreements with retail tenants, including rental rates, lease terms, and any special provisions.
Ensure lease terms are in compliance with property management and ownership requirements.
Conduct market research to identify trends and opportunities in the retail sector, including competitor analysis.
Recommend strategies for optimizing tenant mix and rental income.
Collaborate with tenants on store design and layout, ensuring that it aligns with property guidelines.
Facilitate tenant build-out and renovation projects as necessary.
Prepare and review lease documentation, including contracts, amendments, and renewals.
Ensure all lease-related paperwork is accurate and complete.
Monitor rental income, lease expirations, and arrears.
Work to minimize vacancies and maximize rental revenue.
Stay up-to-date with local and national retail and leasing regulations.
Ensure that leases comply with legal requirements and property policies.
Generate reports on occupancy rates, leasing activity, and financial performance for management and property owners.
Qualifications:
Bachelor’s degree in business, real estate, or a related field (preferred).
Proven experience in retail leasing or commercial real estate.
Strong negotiation skills and knowledge of leasing laws and regulations.
Excellent communication and interpersonal skills.
Proficiency in real estate management software and Microsoft Office Suite.
Ability to work independently and as part of a team.
Attention to detail and strong organizational skills.
