Oversee the day-to-day operations of properties, including residential, commercial, or industrial.
Handle property leasing, tenant selection, and lease negotiations.
Maintain accurate records of property occupancy and rent payments
Property Acquisition
Identify potential real estate investment opportunities through market research and analysis.
Negotiate and secure contracts for property purchases.
Evaluate properties for investment potential, including financial feasibility studies.
Maintenance and Repairs
Develop and implement maintenance plans to ensure properties are in optimal condition.
Coordinate and supervise maintenance and repair activities.
Manage contractors, vendors, and service providers for property upkeep.
Financial Management
Prepare and manage property budgets, including revenue and expense forecasting.
Monitor and analyze market trends and property values to determine pricing strategies.
Monitor rent collection, expenses, and financial performance.
Implement cost-saving measures while maintaining property quality.
Conduct market research to determine competitive rental rates.
Legal and Regulatory Compliance
Ensure properties comply with local (UAE) Laws and regulations.
Handle eviction processes and legal matters when necessary and consult with legal team
Stay updated on changes in real estate laws and regulations.
Negotiation and Closing
Negotiate property purchase and sale agreements on behalf of the organization
Facilitate property inspections, appraisals, and the closing process.
Resolve any issues that may arise during the transaction process.
Reporting
Prepare regular reports on property performance for property owners or senior management.
Provide financial and operational reports as required.
Requirements· Experience 5 to 7 years preferably in Real Estate, Property Management,
Qualifications Bachelors Degree, Business Administration, or related field
Proven Experience in real estate management, Property management, or a related field
Knowledge of real estate laws, regulations, and property management best practices
Strong Communication and negotiation skills
Financial acumen and business skills
Proficiency in property management software and Microsoft Office
Strong Problem Solving and decision-making ability
Attention to detail and organizational skills
Vendor Management
Willingness to work flexible hours and respond to property emergencies as needed
Ability to travel to different properties the portfolio
UAE driving license
